It's hard to believe, but 2014 is coming to a close. Today, we want to answer a question we get from many folks this time of year: What happens toward the end of the year in real estate?

One thing we've noticed is a lot of business being done. This time of year, people typically make the assumption that no one is buying and selling real estate because of the holidays. However, when we run our daily market update to see what's been listed, what's going under contract, price reductions, and what's closed, we're noticing that people are still buying and selling homes in the Vero Beach area. Why is this, you might ask?

Well, many people realize now is a great time to sell because there is currently much less competition. Additionally, there are always people looking to buy all over the country. As more and more people start taking their homes off the market, thinking now is a bad time to sell, there are people putting their homes on the market to take advantage of these conditions.

Even though we're still experiencing fabulous weather here in Florida, we are heading toward wintertime. People think the holidays are a bad time to sell, but, when you think about it, there are only four days over the next month you don't want people walking through your home. You can schedule your home showing to fit your lifestyle, avoiding days like Christmas Eve, Christmas Day, New Years Eve, and New Years Day.

The buyers who are looking now are often relocation buyers, who need to find a home by the end of the year, or who are trying to beat the spring rush to the market. Now is a great time to find an ideal buyer for your home. Additionally, buyers who are in a hurry are more likely to pay a little bit more for your home.

 We're excited about the state of the current market for many reasons, but today we want to talk about the many opportunities available to sellers. Most people who currently have their homes for sale are thinking about taking their home off the market for the next few months. Today, we want to share 4 reasons why this is not a good idea:
  1. Low inventory: Here in the Treasure Coast and Vero Beach, we're currently seeing the lowest level of homes for sale we've seen in quite a while. At our current pace, we'll sell homes for sale in less than 6 months - which is scary for agents, but great for sellers. Now is a great time to get top dollar for your home.
  2. Serious buyers: Who's buying homes now while everyone else is getting ready for Thanksgiving, out shopping for Christmas, or traveling? There will be fewer buyers coming through your home during this time of year, no doubt, but the buyers who do come through will be serious and prepared. They're the kind of buyers who have either sold their home and need a new one, or are relocating for work and need to find a new home before the new year. 
  3. Great agents: Only the most successful, busiest agents are working during this time of year. The majority of agents have quit until the new year. The ones who remain are the best negotiators, the ones who will make your real estate experience as smooth as possible. These are the agents you want to work with anyway, and they're available to serve you.
  4. Get ahead when buying your next home: If you're buying another home after selling your current one, you will have a leg up when the new year rolls around. When inventory skyrockets after January 1st, your home will already be sold and you will be ready to purchase your next one. With no contingencies to worry about, you'll be in a great position to get a great deal on your next home.

In today's market, many people are having trouble getting the price they want for their home. This leads them to consider renting their home to earn the money they expected from the home sale. Renting is great for some people, but is a bad idea for others; it just depends on your specific situation. Here are 6 things you should consider before making the decision to rent:
  1. You will need to budget for your fixed expenses. Most importantly, your mortgage payment - which includes principal interest, taxes, and insurance.
  2. You need to take monthly fees into consideration as well. This includes lawn and pool care, as well as homeowners association dues.
  3. Budgeting for vacancy rates is also necessary. For whatever reason, a tenant may not be able to fulfill the agreement and  you need to be sure you can afford to pay for the property without a month or two of rent a year.
  4. Miscellaneous repairs will need to be taken into account as well. You are still responsible for the inevitable day-to-day problems every homeowner is familiar with.
  5. Tenants may damage the home, so you need to be prepared to fix any problems caused by any former tenants.

With summer in full swing, many of us are getting away from home and going on vacation with our loved ones. This is a time to relax, so you shouldn't have to worry about the safety of your home while you're away. Here are 7 ways you can feel comfortable while out of town this summer:
  1. Have a friend stop by the house: If you have plants that need watered or pets that need to be fed, having a friend come by can be very helpful. They can also make sure nothing out of the ordinary happens to your home.
  2. Be careful on social media: Don't alert the world about your vacation. There are better ways to communicate your excitement than online. Either wait until you return or find more private ways to talk about your trip, so as to avoid tipping off online criminals.
  3. Make sure you have timers for your lights: It's not wise to leave a few lights on while you are away. There's nothing more suspicious that leaving a light on in the same room for days at a time. Timers can make sure lights are turned on in different rooms at different times to make it look like someone is home.
  4. Stop your mail or have your neighbor get it: There is no better giveaway that no one is home than an overflowing mailbox. Have the post office hold your mail until you return, or have a neighbor grab it for you.
  5. Make sure all appliances are unplugged: This will help to prevent accidental fires or power surges, as well as save you some money on your electric bill.
  6. Turn off the water: This will help prevent leaks, which could cause a lot of damage if you're not there to catch the problem when it starts.
  7. Remove your hideaway key: If a burglar knows you're away, there's no sense in making it any easier to get into your home. There's a lot more time to search for your spare key when no one is home. Either give it to a friend or put it somewhere inside.

We all know that when your home sits on the market in Indian River County for too long, a couple of things happen. For one, buyers get skeptical of the property, wondering why it hasn't sold and why nobody is buying it. The second thing that happens is that those buyers that like the home and feel that it's a good fit will offer less on the property than they would have if it was initially priced more competitively to other homes in Indian River County. Here are three things we do for our clients when they realize that they need to make a price adjustment to their home.

1. We call all the agents who have previously shown the home
We do this to make sure that all the agents who have shown the home are aware that the price has changed so that they can let their buyers know.

2. We send out e-mail blasts to agents
Sending a mass email out to all the agents in the marketplace who could potentially have a buyer ensures that even if they have not payed attention to the property as of now, they are aware that the price on the home has changed.

3. We send out an e-mail blasts to buyers
We also send a mass email out to all the buyers who have already seen the home in person or saved it as a search on various different online real estate databases so those who were interested in your home previously are in the loop as well.

While you may think that making a price change doesn't matter much, the truth is it has a huge impact on the sale of your home. You can tell if your home is overpriced simply by whether or not you have been receiving offers and having a steady stream of showings. Those are very indicative as to whether you are competitive and where you need to be in the market today.

Today I had an interesting discussion with my business coach about P.R.I.D.E. It's an acronym that stands for Personal Responsibility in Delivering Excellence.

I really hadn't thought about this concept until a few weeks ago when I was on a listing with a seller in Vero Beach who had been trying to sell his home for about 6 months with one of our competing brokers. This seller felt a little disillusioned and felt as if the broker had not done everything possible to try and sell his home and market it to the most amount of buyers possible.

Interestingly enough, this seller decided to interview every single agent who called him about the property so he could better understand which agent would work the best for him. I'm happy to say that after conducting 22 interviews with many agents, this seller decided to hire the Kelly Fischer Team.

We are very grateful for this because we do take P.R.I.D.E. in putting the satisfaction of our clients at the forefront of our business. One thing that I don't like to do is to take a listing just for the sake of taking a listing. I spend a lot of time with clients and I want to understand what we're selling so that we can target the right message to the right buyer. We like to showcase our properties, not just put them on the market and pray that they sell. We highlight the nice features to entice buyers into paying a little extra for a nice home.

I would like to mention that this seller hired us after his property had been on the market for 6 months, and we had it listed for only 1 month before getting an offer. We are now closing in a couple of weeks and the seller is thrilled.

Indian River County Real Estate Market Update for 2014

 

Now that the first quarter of 2014 is over, I would like to update you on what is happening and why it's a great time to be in the Florida real estate market.

Here in the Indian River County area our market has been very hot lately. We have actually seen an 8.5% increase in the number of homes sold, and also a 12.5% increase in home prices from last year.

What this means is that sellers who were waiting on the market can now sell. They are starting to build some equity and are now looking to move into different homes and out of their own.

Home buyers in the Indian River County area also have some opportunities because interest rates are still historically low, but they are expected to rise somewhere in the area of 5.5% by the end of this year. This means that the window to buy a home affordably is closing, so if you're thinking about buying you should be making a decision very soon.

So, there is a lot of activity and a lot of opportunity here in Florida.

Welcome back and Happy New Year! You may be wondering what 2014 has in store for the real estate market, but I first wanted to recap what happened in 2013.

Last year we saw some incredible things. There were 3,411 transactions in Vero Beach which represents a 15% increase from the previous year. The average home sold for $243,000 and was on the market for 127 days.

Another great thing about 2013 is sellers were getting on average about 95% of their asking price. That means sellers and their agents were properly evaluating the market and pricing their home to sell.

So what can we expect from 2014? We predict a slight increase in home values and an increase in the number of sales.
